Observations/Finding
Project: Suncity
Lots inspected:
- 17
- 43
- 47
- 14 (re-inspected)
- 46
- 14 (Failed)
As requested, our ASEC representative was on site to visually inspect the foundations for the above referenced lots. AS Engineering and Consulting, LLC. has completed an engineering evaluation of the slab and perimeter footings. The footing evaluations were performed by visual inspection, hand probing, and dynamic cone penetrometer (DCP) testing. During the evaluation, well-compacted fill soils were encountered underlain by residual soils.
These soils for Lots #17, 43, 47, 14, and 46 found to be capable of supporting the building structure utilizing an allowable soil bearing pressure of 2,000 psf. Lot #14 initially failed the evaluation due to unconsolidated soils with high organic content found within the upper 2 feet of the excavation. The contractor excavated the unsuitable, unconsolidated soils and backfilled with concrete.
These same lots containing reinforcing steel for footings and slab were visually inspected and appeared to be in accordance with approved project specifications for size, spacing and quantity. During our evaluation it was noted the welded wire mesh was adequately overlapped, vapor barrier was installed and taped as needed, rebar standees were used as needed to provide cover and the rebar appeared to have adequate lap length for its size.
AS Engineering and Consulting, LLC. appreciates the opportunity to be of service to you on this project. If you have any questions regarding this letter, please contact us.
