Observations/Finding
As requested, the site was visited by our AS Engineering and Consulting (ASEC) representative for the purpose of providing quality control inspection and testing services. Visual observation techniques were employed to verify compliance with project drawing/specifications, applicable codes, and materials submittals. A visual footing and rebar inspection was performed for Lot #151, Pod #14 in the Peachtree Suncity complex.
Our representative performed Dynamic Cone Penetrometer (DCP) testing on all sides of the lot supplemented by general probing of all the footings using a 3/8″ diameter probe rod. DCP results indicated that the front, most of the left side and a small portion of the front right wall footings were found to exhibit soft/loose silty soils, high in in-situ moisture content, to a depth of 1 foot. In addition, approximately the eastern half of the back wall, and back right corner were found to exhibit soft/loose silty soils, also high in in-situ moisture content, to a depth of approximately 2 feet.

We recommend that these areas be undercut as per the drawing and backfilled with lean concrete prior to concrete placement. Once this has been completed, the wall/slab foundation is suitable for a soil bearing strength of 1500 psf.
